- We do not directly help with housing placement, rental assistance, or foreclosure advice. Click here to find an agency local to you that may be able to assist you.
Who are your clients?
- Our clients are non-profit, community based organizations who are interested in developing, owning, and operating housing for peole with low incomes and special needs. Clients include organizations targeting homeless individuals and families, seniors, Native Americans, people with mental illness, victims of domestic violence, and at-risk youth. We also work with government agencies and local housing authorities.
What geographic areas do you work in?
- We work with projects in 30 of Washington State's 39 counties. Common Ground assisted projects are found throughout the State. We are experienced working in urban, suburban, small city, and rural environments.
Who lives in the housing projects you develop.
- As a mission driven agency, every project we work on serves people earning less than 80% Area Median Income (AMI). The majority of our projects serve people under 50% AMI, and most of those serve people earning less than 30% AMI.
What type of housing do you help develop.
- Our projects include multi-family rental, single-family rental and homeownership, co-housing, community land trust, and mixed-use commercial/residential projects.
How much do you charge for your services?

Common Ground has three distinct fee options that allow us to address different project and client needs.
For full development services, our fee is a percentage of the developer fee. It is negotiated individually for each project and Common Ground shares predevelopment risk with our clients.
For more limited development services, capacity building services, or asset management services, Common Ground generally bills on an hourly basis with a not to exceed clause.
Alternatively for development, capacity building, or asset management services, we may negotiate a fixed deliverable fee.
In rare cases, if a client/scope of work is approved by the source, Common Ground has federal, state, local, or private technical assistance dollars to pay for our services. These sources are normally supplemented with a client contribution.
